    PRE-PURCHASE

    Receive a written report before you buy a property. Sometimes referred to as a Standard Property Report, a Pre-purchase Building Inspection Report is a written account of the condition of a property. It will tell you about any significant building defects or problems. It is usually carried out before you exchange sale contracts so you can identify any problems with the property which, if left unchecked, could prove costly to repair. The report is written in compliance with Appendix C of Australian Standards 4349.1. Before U Buy Property Inspections Pty Ltd can conduct this type of building report for both domestic/residential and commercial properties.

  • DEFECTS

    DEFECTS

    Receive a written report commenting on a specific one or more suspected defect/s as nominated by the Client. Defect Reports are often used to clarify if the nominated defect/s are classified as a major or minor defect.

    The Report is written in compliance with AS4349.0 and the nominated building problem is appraised as per Appendix C of AS4349.1. There is reference to Building Code of Australia (BCA) and / or the Department of Fair Trading Standards and Tolerance guide as applicable.

  • PRACTICAL COMPLETION

    PRACTICAL COMPLETION

    A Practical Completion is carried out as a final inspection to ensure your new building is up to standard and you can move into your new home with confidence that an independent inspection has provided an unbiased opinion with a trained eye. The report will identify items which are unfinished (incomplete work), which don’t comply with Australian Standards and the Building Code of Australia (BCA), including any minor issues, and report problems which need fixing (defective work).

    Report condition of property before any building works are undertaken in surrounding areas.

    Recive a report on the condition of a property at a given point in time. It records any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition

We thoroughly inspect the property including the site, interior, exterior, roof interior, roof exterior and sub-floor.  We make comment on services including electrical, smoke alarms, plumbing, gas, phone and hot water as applicable, and any specifics requested from Client in compliance with Australian Standard for building inspections 4349.1-2007. 

Before U Buy Property Inspections Pty Ltd provide detailed, easy to read reports complete with photographic evidence for domestic and commercial properties.  We are readily available to discuss any aspect of the report to ensure you fully understand everything contained within it giving you peace of mind for your property purchase.

Our building inspections are completed by owner Steve Burgess, a qualified and licenced Builder with 30 years industry experience.  Steve is trained in conducting building inspections in accordance with the Australian Inspection Standard and he has been successfully conducting inspections in Mildura and district areas since 2008.

In accordance with Australian standard requirements, we email a Building Inspection Agreement form to be completed before we conduct the inspection.  We understand timeframes can be tight when purchasing a property, so we ensure this is a quick process.  Once we receive the completed form we make every effort to conduct the inspection as soon as practical. We can usually arrange to inspect within 48 hours from receiving the signed Inspection Agreement.
